It seems that whoever it is might actually just be trying to say hello (although 2.30 in the morning is very rarely a good time to choose). Nothing "bad" has happened, has it? It's just the doors and lighter and footsteps? Because that tells me there's definitely no malice involved or intended.
It might be interesting to speak to the landlord to see if any of his previous tenants had ever mentioned anything.
No, that's fair enough, heh. Have you tried telling it that? I mean rather than telling it to bugger off at 2.30am, let it know that you'd really rather it didn't visit at all.
Either that or some sort of banishment ritual could be in order.
I have to say, I'd be feeling the same as you. I'd rather not have them visit as well.
